From
the first evening at the
wonderful eMentor Dinner planned and coordinated by
the incredible Sue Moss; the special breakfast at Casa
Del Moss - a now annual event not to be missed;
Floyd, Floyd and MORE Floyd; Mike and Steven,
performing to our heart's delight; the incredible Gino
and and the wonderful eMentors, caring and sharing!
You should have been there for the fun time at the
opening event party, the breakouts, sharing the
powerful energy, the
sharing and caring, seeing old friends, making new
friends and sharing the "bond between us that no one
can explain". If you didn't go, you really missed
something special. Plain and
simply it was a once in a lifetime event. I hope I will
see ALL of you there next year.
This photo is of the One and Only Ted Jacobson
reading a special poem to Floyd. Ted tried to
be 'incognito' in disguise, but I think his yellow jacket
says it all! I think we took Floyd by surprise this time!
Although I am not publishing the poem Ted read, it was
personal for Floyd, I have a little poem of my own for
you:
Ted read a poem about "coming Home",
the result of a night filled with laughter's delight.
The intention was clear, we're all glad to be here.

The magnificent attendees all share our creed -
"We get by Giving", our lives more than just living.
This feelings we share, are beyond compare.
Amidst the warm hugs, the room filled with love.
Ok I'm no poet and I'm sure you all know it. I'm
just
having some fun with this cute little pun.
The message
is clear, we'll be meeting next year. Same time
and
same place, we'll save you a space. We'll all
fly to
O'Hare and no one will care,
about the ice and the snow, to Chicago we'll go!
From the eMentor dinner to the last closing line,
we all
know that we're loved and we had a GREAT time! `

A Special "Thank You" to Sue and Dean Moss |

Sue and Dean Moss of Century 21 Ambassador in
Chicago took the word "hospitality" to a new level,
planning and hosting several events for us! We all
appreciate all their hours of effort to see that we had
a fabulous time! I can see why this fabulous husband
and wife team sell so much real estate. My guess is
they take care of all their customers the way they took
care of us!
Sue planned an incredible dinner for the
eMentor Dinner
party the night before FloydFest. Tables and tables of
good friends enjoyed laughter and catching up as well
as a fabulous dinner. Thank you Sue, for making the
eMentor Dinner so very special for all of
us.
As if coordinating this large dinner was not enough, Sue
and Dean arranged bus service to their home the next
morning, hosting the "First Annual Casa Del Moss
Breakfast". We spent several hours sharing and caring
and catching up on old times. Their lovely home was
filled from end to end with friends, new and old.
Did Dean and Sue stop there? Not a chance ... they
arranged two more evenings of delight, filling buses
with "Wickies" and taking us to downtown Chicago for a
night filled with laughter as over 40 of us filled a small
room and shared the famous Chicago Pizza and the
incredible
comradarie that accompanies all our good times when
we meet.
Our last evening was quiet, most of us on our way
home, filled with good memories and great new ideas
and tools for our
business. A few of us remained for a morning flight the
next day and Dean and Sue once again arrived to take
us to a delightful restaurant for an evening of relaxing
and sharing.
So, guys and gals, when you think Chicago,

What was the best techniques and power tools you
learned?

The Best of the Fest
At our staff meeting on Friday morning prior to
FloydFest, Floyd stood in front of all of us and
mentioned his most recent trip to Home Depot. When
he asked the clerk for some help finding a specific tool,
he was told, "Oh, you'll find that down aisle 35." And
aisle 35 was 60 feet long, and 30 feet high, and filled
with bins.
Floyd said to us, "That can't be our attitude this
weekend. These people are precious to us, and we
must treat them like the most important people on
earth. First, because that's the way we should treat
everyone; but second, because they are the most
important people on earth to us. If someone comes up
to you and asks for help, or needs something, don't
just point them in the right direction; take them by the
elbow and walk with them to whatever they need -
unless it's the bathroom, and then stop at the door."
Well, it seemed as if every one of our trainers and
volunteer helpers and staff members took this attitude
to heart, and practiced being of service, and it became
contagious. I saw sharing and helping and caring like
never before at our event. Everyone embraced Floyd's
direction, and created the family atmosphere we all
were hoping to find again. It was a wonderful gift we
gave back to each other.

Best of the Fest? How to describe?
A Suess hat worn during painful jibes?
Was it seeing Mike, Gino, and Floyd,
or cheering that Toby fills Carolyn's void?
Perhaps it's the fun had at Casa De Moss,
Seeing Floyd in a Cubs hat
or crawling across
the stage.
I look at the pictures and quietly shake
with laughter and giggles, my goodness sake!
There's no limit on hugging
Wearing silly grins, shirts, or hats.
And who danced the Congo?
EVERYONE, in fact!
The lunches we loved.
We enjoyed the musicians!
Top Ten List was funny
warped, yet a favorite tradition.
Dinner with friends has to make the "best" list.
Though some were not there
and oh, were they missed!
The Rat Pack - that truly spectacular group -
Willing to party all night with a troop
Of first-timers, old-timers, or any Floyd fan
All are welcomed into the clan.
For this is our family. Wickmanites all.
Who else can say Woceikowski with nary a stall?
And if asked our core values
I guess we would say
They're the same yesterday, tomorrow, and today.
We Get By Giving.
We're a miraculous crew
Because despite life's chaos
All is well as I think of you,
you,
and you.
So, for me, that's the Best of the Fest.
How could it be other?
Just that there we all were -
to learn, grow, challenge,
and love one another.

Dear eMentors,
Please read this e mail complete, I know it's lengthy,
but there is valuable FSBO information here.
I attended the Floydfest in Chicago, and boy, was I
glad I did.
Originally I had not intended to go because of prior
commitments. However, the closer it got to that
particular weekend the more I was fretting that I would
not be there. Even if I never learned another thing it
would be enough just to be energized by the many
friendships formed over the years, and all the positive
influence. Surprise, surprise, I did pick up a few new
tips. We're never done learning are we?
I love going after the FSBO's. So I especially enjoyed
the input from Ron Kent and Darren Day.
What I picked up from the seminar I have already used
since I arrived home, which is, I sent letters to two
new FSBO's who are on the no call list. I didn't want
to be among the dozens of realtors who have resorted
to letter writing, but this technique put a new spin on
things. With my letters I enclosed a packet of aspirin
and a letter stating what a headache it is to be a
FSBO.
I'm getting ready now to send them Band-Aids asking
them if they've had enough scrapes and bruises. We'll
see if it works, but I bet it's better than the usual hum
drum letters they've received so far from other
realtors. By the way, I closed 60 sides last year and
40% were FSBO's. The year before 80% of 50 sides
were FSBO's! So don't be afraid to call them, everyone
else is using the no call registry as an excuse. Now
your odds of landing them are even better. And don't
be afraid to stop by in person, it's even more effective
than a phone call. Just kill them with kindness. It's so
hard to reject a super nice person!
Even if you don't get your foot in the door the first
time they'll remember you better. If you have not
already subscribed to Warnock's For Sale By Owners,
I'd do so if I were you. For $39.00 a month it pays for
itself easily. The "scrub" the list for those who are
registered with the "DO NOT CALL" registry. What more
could you ask for?
Since I've been home from Floydfest I listed 3 new
FSBO's, all from Warnock's and one is already under
contract. Can't beat that.
I can't wait to go to another Floydfest - wouldn't it be
great if we got together after only 6 months
(someplace warm!). Florida is so cheap. Either
Disneyworld or South Beach (South Beach is my first
pick! It's so much fun there and soooo beautiful - I
hope Floyd and Mike are reading this!).
What a dynamic team Floyd has put together. Miss
you all already.

Floyd Fest 2004 was absolutly inspiring to me. I had
been to the last two MSA's but this event really hit
home to me. I think that since it was a smaller group it
felt a lot more intimate. I was able to really meet
several people that made a profound impact on me
personally. I really felt like I was part of something
special.
If I had to pick the one area that I got the most out
of it would have to be FSBO's. I am re-commited to
working FSBO's. Even more important to me is the
relationships and the positive energy that we get from
coming to these events. I can't wait until next year
and I wish all of you a great 2004!

First I am trying to get more info on the 800 numbers. I
loved all of the FSBO idea's.
I am working with the loan officer I use to set up a
program were he calls to begin the association. I am
setting up all my systems and feel so energized.Gino's
talk was also so good. There was so much value.

Gosh I'm not sure where to start! Overall the synergy,
positive attitudes, and education where SO incredible
that I went home and literally had the best month ever
in real estate! And I have all of you who where there
to thank, THANK YOU!! I went back through my notes
and here are some of my top thoughts that came back
with me
1. CONSISTANCY, something I need to focus on daily,

2. "Success if defined by the degree to which you can
handle issues" Wow, that made me look at 'issues' in a
whole different light - can't find who said this though,
but thanks
3. Gino's discussion about how you will feel a little
funny (insert a wiggle motion here) around another
person if your core values are not similar. I just let my
assistant of 6 months go in December and never could
put my finger on why it never felt while she was with
me. I now know that we "have to be on the same bus
and in the right seats" Thank you again Gino
4. Darren Day's "I want to be honest and level with
you but I don't want to be fired." I just used this last
week on an overpriced listing that was referred to by
an agent who was going south for the winter, it was
already on at her price and they did not want to
reduce, period. I used this after having them for 30
days and got the 12% price reduction that got it to the
price I know will set it!! Thanks Darren
5. GoDaddy.com - Toby and Debra Agliano showed me
this Sunday afternoon as we were brainstorming in the
lobby. I renewed my web site name with these guys
and saved $25! Had never heard of the site before (ok,
so I am not a techie) Thanks you two
6. And most of all. Floyd's Get back to basics and
don't get distracted by all the other stuff. This one is
BIG for me. I easily get distracted and spend too much
time checking things out instead of making calls or
doing pop-bys. Thanks Floyd
I could keep going but I will stop. I hope everyone
keeps in touch and can't wait till next year!!

The Floyd Fest was the most rejuvenating experience
that I have had since the jeweled moments that we
were allowed to share with Floyd in Vegas.
I have been so motivated since listing to Floyd that I
have down a 180 degree. I have also received two (2)
EXCLUSIVES in 2 different bldgs that I have
been "farming".
I purchased the Starmakers--"Relationships" and
Gino's "Business Accelerator" at the fest.
The two tools that I plan to use are as follows:
Martinez's Webmaster and "KBS Marketing"!

Floyd Fest was AWESOME! I didn't get just one great
idea they were all great! I am a Starmaker Graduate so
it re instilled many of the systems from the classes that
I had faltered on throughout the year and have now
restarted and so has my business.
The sharing of ideas from other agents on the FSBO's
and techniques is also great. The "you are the core of
my business", bag of apples idea was really something
to think about.
And the topper was Gino, if we can all do what he is
suggesting we cannot fail in this business or any
other. His message hits you in your soul and makes
you realize what you are about and how you are the
what your business is about.
I truly look forward to next year to be able to come
back and see how we all have grown and prospered
from this, I know I will. And I hope we all do!

they take themselves out of
the their business and look at it from the outside. Just

more productive we could all be if we took a step back

2 Nuggets from the weekend:
1) The interaction (open sharing of ideas/life) between
agents of all levels and locations is the true meaning of
the event for me. If I am able to contribute anything
positive that may help someone have more peace in
their business/life then where better to spend a cold,
windy, snowy January Day in Chicago?!!
2) Too often we spend money, time, etc. on self
promotion to the public. Another one of my nuggets
was to establish a "Lazer Beam Focus" on my "TOP 200"
people with whom I have have influence(they like me
and want to actively help me succeed), whom have
good access(influence) to large numbers of people.
Mail, Call, See. Lazer Beam Focus on refferals will get
me to the next level.

The "Toby Davis" Award |

When I was awarded the Carolyn Howd award
at MSA
2000 it was one of those moments that you remember
for a lifetime, a cherished honor. I remember thinking
at
that
time "Nothing else that happens in life will measure up
to the surprise and incredible honor of this moment". I
was
wrong.
At FloydFest 2004 I was sitting in the front row,
listening intently to the magnificent Floyd teaching new
ideas. All of a sudden he changed the subject and
mentioned a new award for Floydfest, a special award
honoring one of us each year, following in the tradition
of MSA's Carolyn Howd award. I was in total shock as
he announced the "Toby Davis" award. I have NEVER
been so surprised in my entire life. My mind could not
comprehend what he said and my mind was spinning in
confusion as my thoughts went
tumbling into "what did he say - wait a minute,
someone tell me what is happening?" All of a sudden
the entire room was
chanting "Toby! Toby! Toby!" and Floyd walked over
and took my hands in his and I just was speechless.
Floyd, Thank You for this incredible honor. This was a
breathtaking life moment. You truly left me speechless.
It is the honor of a lifetime to have this
very special award named for me.
