Can you believe it is Dec. already! I don’t know
about you guys, but I’m ready for a little break and
teasingly said to my buyers agent the other
day “LETS TAKE DECEMBER OFF!” She
laughed and
said “yeah right!” This morning I’ve been thinking
about ways to prospect during the fun times and
parties ahead and here are my ideas. I’d
welcome your thoughts as well, so please send me
your ideas and I’ll toss them in a newsletter to share
with everyone.
1. DROP BYS! Now is the time to drop by
people’s homes with a box of candy or a cute house
shaped Christmas ornament with the year on it.
Even your magnet calendar will do. Opps, wait a
minute, you have 100 to visit and so little time. Here
is the ‘trick’ – drive up to the house, leave the car
running, leave the door to the car open, ring the
bell – step back – smile – hand them the gift and
say “Happy Holidays or Merry Christmas or whatever
you are comfortable saying” and when they ask you
in say “Oh, I am so sorry, I’m need to dash, just
wanted to wish you the best of the season”. Give a
handshake or hug if appropriate and turn and head
for your car.
2. Wear your badge everywhere you go. (You
should be doing this anyhow). I joke and say I even
wear it on my nightgown in case the house catches
fire I can prospect the firemen!
3. Make your Christmas cards, Holiday wishes
and New Years cards in the shape of houses or with
houses on them. Subliminal works!
4. While shopping for gifts keep a few of those
little magnet calendars on you. As the clerk rings
you up, especially if it is hectic and busy, say to the
clerk “Gosh you are good at your job, it must be
difficult working this busy season.” Say thank you –
good job – if appropriate and hand them a calendar
and say “Happy Holidays” and thank you for good
service – if you know of anyone who has a real
estate need and would like good service, would you
give me a call”.
5. Talk to the shoppers next to you about
whatever you are shopping for and relate it to a new
home “Gee that’s a cute toy, I’ll bet the little boy
living at the last home I sold would LOVE that.”
6. OH, your aunt (sister, mother, uncle, friend,
etc) is in Real Estate! Wonderful – give her one of
my cards and ask her to call me, I’d love to chat with
her. What are the odds the person is part time, or in
referral and this person was just making
conversation. You can get a great lead, I have
several times. For Keller Williams agents this is a
great recruiting tool.
7. How can you prospect at Holiday Parties – I
mean you can’t really wear your badge to your
spouses Christmas party now can you? Well, I
wouldn’t, but how about house shaped earrings or a
house shaped Christmas pin? Subliminal again
works.
8. I’ve ordered a lot of things on line and now
wish I had added in comments “if you know anyone in
Charleston SC with a real estate need, please have
them give me a call”. It sure can’t hurt now can it?
9. One last thought – don’t let anyone see
you not at your best behavior. I am cranky when I
am so busy, sometimes short tempered and then
there is the occasional party when it could be easy
to drink a little more than usual. Be aware that
people remember what you do and how you act when
you are a public servant – and we do serve the
public. You are a public figure when you sell Real
Estate and even having one drink too many can have
you remembered as “oh I don’t know if I’d trust my
house to her/him, they drink a bit much”. Someone
seeing you being crabby at a tired store clerk will
think “oh my, how will they treat me when I am
selling my home and worried?” Remember, you are
always ‘on stage’.
