    I keep remembering what Floyd has told us again and again - "When the going gets tough, the tough get back to basics!" It's quite easy, when things are going good, to slack off a bit - "I don't need to prospect, I've got more business than I can handle!" That's precisely the WRONG attitude. For over 13 years now, every workday, in good times and in weak times, I check, research and call expireds that appear over the MLS (call me for my strategy of handling "Do Not Call" hits), FSBO's, and ten from my sphere each day. On average, I make 50 calls a week, and working 48 weeks/year, 2,400 calls each year. Keep prospecting as a basic - like brushing your teeth, combing your hair, working out - do it every day, and the results WILL come.

    One other important thing is to HAVE FAITH. I'm not necessarily talking spiritual or religious faith, although this is important, but the confidence that you have succeeded before, and will succeed again, soon. Those of us that have been in this business a while have seen the good times, and the bad, and, you know what, we're still here, and thriving. Maybe we should all get a T-shirt which says, "I SURVIVED the Real Estate Market of 2006," the way T-shirts have been created for other challenging events (Casa Moss??). Keep the faith, and keep working - religiously.

    The way I have been coping with the changing market is calling twenty of my sphere and past clients a week. I just started this last month. I always say I'm going to do this but I do not. I have picked up a listing, a buyer prospect, teamed up with an insurance company and even deleted clients that are working with someone else.

    It's been nice to talk to people that I have not talked to for a few years. The fear I had was that they would not want to talk and that I was bothering them. I found out that they love to talk about what has been going on in there life. And I make sure to ask for business. Hope this helps you in this changing market.

    What to do in a changing market?
    1. Set a goal put it on your computer, key chain share your goal with family and friends. The more the better. 2. Start calling old clients ask them for referrals
    3. Get back to basics on your listing presentation. Buyers will give you quick money where Listings will make the phone ring and give you long term income.
    4. Work like an employee of yourself - work starts at 9am. Don’t be distracted at the water cooler chatting about the market and how bad it is. Close your door and start PROSPECTING till you get one.
    5. HAVE FUN ~ Love what you do and you will never have to work a day in your life. This is a GREAT TIME.
    6. Do your Master Salesperson Pledge (affirmations)

    The best way is to work your data base/sphere of influence. You must put all of them on a hard mailer and a e-mail newsletter at least every month and this is most important - you must call all those people after they receive the mailer and chat with them. And "Oh, by the way, who do you know who - - - " is the last vital question. I hope this helps.

    Listings still are the name of the game.You must list to last.
    Continue to prospect and list despite temptations to run with buyers.
    If you have the inventory the buyers will come to you.
    Don't be so attached to getting a listing that you can't walk away.An unsuccessful attempt on a overpriced property can cost you 100's even 1000's or even worse future business.

    Hi Toby,
    I would say to anyone feeling poorly about this market, stop it! Change is hard and can cause discomfort. When you are not comfortable, you tend to come across poorly, which is disasterous in sales.
    Instead of either glossing over a correcting market or being depressed about the market, get the seller's and the buyer's excited. Remind them that you are working for them with their best interests in mind, stay current with the local statistics so you can speak intelligently about your marketplace. Remember what is is. People still need to sell and people still need to buy. Sellers will most likely sell for more today than tomorrow and buyer's can find their dream home at a discount.
    Buyers and Sellers only want the best they can get. Go out there and give it to them and be sure to toot your own horn. You are a hardworking, dedicated agent and you need to believe in yourself in order to make sales happen.
    And, remember take time for fun, laughter, and love. Those buyers and sellers can be a little more difficult today and you need to balance the stress
